Prepare Your Home

It's time to prepare your house

Stand on the curb of your house, get a fresh perspective as a potential buyer. What do you see? Look for peeling paint, shrubs that need to be pruned, flowers that need to be planted, etc.

Walk into your home, do you need to re-organize a room, take personal items down, would a fresh coat of paint freshen the room? Pretend you are shopping for a house, what would you want to see and not see.

Remember you only get one opportunity for a first impression.

Receiving Offer

Receiving an offer...

Your agent will receive the offer of purchase from the selling agent and then present the offer(s) to you. They will help you review and evaluate the offer. Your agent can present a net sheet for comparison purposes and prepare a counter offer that you feel comfortable with.



Pre-Closing

Once both parties agree on the terms of the contract, it is time to prepare for closing.

Most buyers request a home inspection. The home inspector will make an appointment with the seller and examine the home from top to bottom. A report will be prepared and submitted to the buyer with any areas of concern. If there are areas of concern, an Inspection Contingency will be submitted to the seller, with items to repair prior to closing. Your agent will help with this negotiation process.

Then an appraisal will be ordered and title prepared.

Depending on the property, the buyer may request the septic system be pumped, a well productivity test completed and water quality test.

Your agent will help navigate this whole process to complete each step in a timely manner.



Closing

"Closing" refers to the meeting where ownership of the property is legally transferred to the buyer.

By being present during the closing, We can mediate any last minute issues that may arise. As the seller, you will need to be prepared to give over any necessary documentation regarding the property and, depending on the arrangements made during negotiations, you may be required to have done something specific in order to close.

Your agent will be available to answer any questions you may have. It is important that you understand every document you are signing.



Post-Close

Congratulations - Your transaction has closed!

Remember to create a checklist of all the things you will need to do to turn the property over to the new owners. You will need to make sure that all of the local services (i.e. electricity, gas, lawn care, cable, etc.) have been cancelled or, if the new owner is going to retain some of the services, the name on the account should be changed.

Make sure you leave your home's information on appliances, sprinkler systems, etc. This will make the transition as smooth and effortless as possible.
